Compare scope before total price
Start with measured roof area, tear-off layers, named roofing system, underlayment, flashing, ventilation, disposal, and permit responsibility. A lower total may reflect less work rather than better value.
Turn vague allowances into unit prices
Decking and concealed repairs may not be known until tear-off, but the proposal can still state an included allowance, unit price, documentation method, and authorization process. Record those terms before signing.
Check identity and responsibility
